King County Home Prices on the Rise

Are you currently looking to purchase a home/condo in the Seattle area?  Have you been in multiple offer situations?  Are you noticing that homes are selling over asking price - up to 10% over in most circumstances?  Well you are not alone.  One of my clients looking in the Greenlake area recently bid on a home with 28 competing offers!  Realtors have been noticing a trend for months, increasing demand with limited supply.  The media is finally catching up to what we've known all along - the days of rock bottom prices for real estate in Seattle are coming to an end.  Take what I say with a grain of salt because we still need to keep an eye on the shadow inventory of foreclosed/bank owned properties.  How many distressed properties that are left in the pipeline and when they will come onto the market is still an unknown (thank you big banks).  However, this is what we DO know; the further you go out from metropolitan Seattle (i.e. Burien, White Center) the more distressed properties you will find, and if there are more distressed properties in your area then you will see a slower rate of increasing home values.

Moral of the story, if you're looking to jump into the real estate market be prepared for some stiff competition and do not expect to throw out a low ball offer.  If you've been on the fence about selling, this may be the time to re-evaluate your situation.

Selling Denny Blaine


Denny Blaine is one of those tucked away neighborhoods that not many people know exist.  With quaint streets, architecturally significant homes and central location - it is a very desirable area for people in the know.  We recently sold this stunning cedar shingled craftsman with 2,352 sf, 4 beds, and 2 baths for $771,500.

Selling West Seattle


Hello,

It's been a busy Spring!  Investors are out looking for some well priced rental properties.  Most recently we closed on this charming West Seattle home with 2 beds, 1 bath and a detached garage for $141,000.  My buyer's immediately posted the home on craigslist and within one week of closing the home was rented.  It was a foreclosed property and we couldn't have asked for a smoother closing.  The biggest hiccup we came across was coordinating the de-winterization of the home.  Here's a tip, have YOUR agent call the utility companies to set up the de-winterization.  Want to see more foreclosed properties?  Send me an email or visit Home Path for more information.
